What does a title company actually do?

Short answer: we make sure the home you are buying is really yours to buy, with no hidden claims, debts, or ownership problems. We also handle the money and the paperwork on closing day, so everything is safe and legal.

We check the history of the property

Before you buy, we search public records to confirm who truly owns the home and whether anyone else has a claim on it. That could be an unpaid loan, a contractor lien, back taxes, or a boundary dispute. This is called a title search. If we find a problem, we clear it before you close.

We protect you with title insurance

Even a careful search can miss something hidden, like a forged signature or an unknown heir. Title insurance protects you and your lender if a problem shows up later. You pay once, at closing, and you are covered for as long as you own the home.

We handle closing day

We hold everyone's money safely in escrow, prepare and explain the documents, make sure the seller is paid and old loans are cleared, and record the new deed with the county. You leave with the keys and clear ownership.

Why it matters: buying a home is likely the biggest purchase of your life. A title company is the neutral third party that makes sure it is done right, so years from now no one can question that the home is yours.
