What matters on an Aventura condo
- Estoppel letter. We order a statement from the association showing unpaid dues, assessments and fees. It is settled at closing so the buyer starts clean.
- Building inspections and assessments. Since 2022, Florida requires older condo buildings of three stories or more to complete structural inspections and to fund repair reserves. Some buildings have large special assessments as a result. We make sure the closing statement shows who pays what, as the contract says.
- Association approval. Many buildings must approve the buyer before closing. We help keep that on schedule.
The deed tax on condos
In Miami-Dade, a $0.45 surtax is added to the deed tax on property other than single-family homes, which includes most condos. That makes the rate $1.05 per $100, usually paid by the seller.
