Refinance closings in Miami-Dade and Broward
Short answer: when you refinance, your new lender needs a fresh title search, a new lender's title policy and a closing. We search the title, pay off your old loan, and record the new mortgage, so the switch is clean.
How a refinance differs from a purchase
- No owner's policy needed. You already own the home, and the owner's policy you bought at purchase still protects you.
- A new lender's policy is required. Your new lender needs its own coverage on the new loan.
- We pay off the old loan. We order the exact payoff from your current lender and send it at closing.
- New liens must be cleared. If anything was recorded against the home since you bought it, such as an unpaid contractor or a code lien, it has to be cleared first.
The three-day right to cancel
When you refinance your primary home, federal law usually gives you three business days after signing to cancel. Your new loan funds and your old loan is paid off after that period ends. We schedule your closing with this in mind.
Taxes and fees on a refinance
Florida charges documentary stamp tax and intangible tax on a new mortgage, and some refinances qualify for reduced tax depending on the loan. Your lender sets its own fees. We confirm every figure in writing before you sign, so there are no surprises at the table.

Frequently asked questions
Do I need new title insurance when I refinance?
Your new lender requires a new lender's policy. You do not need a new owner's policy; the one you bought when you purchased the home still covers you.
How long does a refinance closing take?
Usually less time than a purchase, since there is no seller. Most of the time depends on your lender's approval. The title search and commitment usually take 3 to 7 business days.
Can I refinance with a lien on my home?
Liens must be paid or released before the new loan can close. We find them in the title search and tell you early what needs to be cleared.
