Short answer: we are the neutral party in the middle of the sale. We hold everyone's money safely in escrow, prepare and explain the documents, pay off the seller's old loan, pay the seller, and record the new deed with the county. You leave with the keys and clear ownership.
What happens at closing
- Final numbers. We send the final figures and your lender sends the Closing Disclosure. We walk you through every line, in your language.
- Funds arrive in escrow. You wire your funds or bring a cashier's check. The money stays in our escrow account until every condition of the sale is met.
- Signing. You sign the deed, the loan papers and the closing statement, at our office or online.
- Payoffs and payments. We pay off the seller's mortgage and any liens, pay the seller, the realtors and any other fees listed on the statement.
- Recording. We record the deed and the new mortgage with the county and issue your title policy.
How your money is protected
Escrow means your money sits in a separate account that only pays out when the sale is complete. The biggest risk at closing is wire fraud: criminals send fake emails with new wiring instructions. Skybridge Title never sends or changes wiring instructions by email. Always call us at a number you already know before you send any money.
Sign in person or online
You can sign at our office at 655 NE 125th Street, Suite A, in North Miami. You can also close online using Florida-approved remote online notarization, which helps when a buyer or seller lives out of state or abroad. Some lenders require in-person signing, so confirm with your loan officer.

What do I bring to closing?
A government-issued photo ID for everyone signing, and any funds due by wire or cashier's check. We send a full checklist ahead of time.
How do I avoid wire fraud?
Never act on wiring instructions you receive by email alone. Call Skybridge Title at a number you already know to confirm before sending money. We never change wiring details by email.
Can I close if I live outside Florida?
Yes. We offer remote online closings, so you can sign from wherever you are, as long as your lender allows it.
