Buying or selling a condo or townhome
- Estoppel letter. We order a letter from the association that shows any unpaid dues or assessments. Florida law requires the association to provide it, and it must be settled at closing.
- Association approval. Many associations must approve a new buyer before closing. We help keep that on schedule.
- Special assessments. If the building has approved repairs, the estoppel letter shows who owes what. We make sure the closing statement matches the contract.
The deed tax is higher on condos
In Miami-Dade, the seller's deed tax is $0.60 per $100 for a single-family home. On a condo or other property, a $0.45 surtax is added, for $1.05 per $100.
