What we do
How a closing works with us
- You or your realtor open an order. It takes about two minutes online. We open a secure file and confirm right away.
- We search the title. We check who owns the property and look for liens, open permits, unpaid taxes or other claims. Most searches and the title commitment take 3 to 7 business days.
- We clear what we find. Old loans get paid off, liens get released, and errors in past records get corrected before closing.
- You sign and get the keys. Sign at our North Miami office or online. We pay everyone, record the deed with the county, and issue your title policy.

How much does title insurance cost in Florida?
Florida sets the premium by rule, so it is the same at every title company: $5.75 per $1,000 for the first $100,000 of coverage and $5.00 per $1,000 from $100,000 to $1 million. On a $400,000 home, the owner's policy is $2,075.
How long does a closing take?
A financed purchase usually takes 2 to 4 weeks from signed contract to recorded deed. A cash purchase can close in 7 to 10 days once the title is clear.
Can I close online?
Yes. We offer in-office and remote online closings using Florida-approved remote online notarization. Some lenders require in-person signing, so confirm with your loan officer.
